Phase I & II ESAs

Phase I ESAs are used when acquiring a new property, mainly commercial and industrial sites, in order to evaluate the historical use of the site and determine if there is a potential for hazardous materials use and/or release from the site. During Phase I, no laboratory analysis or environmental sampling will be performed.

PHASE I ENVIRONMENTAL SITE ASSESSMENT REGULATORY REQUIREMENTS

Phase 1 ESAs help to define good commercial and customary practice for conducting an environmental site assessment of a parcel of commercial real estate with respect to the range of contaminants within the scope of Comprehensive Environmental Response, Compensation and Liability Act (CERCLA) (42 U.S.C. 9601), and petroleum products.

PHASE II ENVIRONMENTAL SITE ASSESSMENT 
A Phase II ESA is performed after completing a Phase I site assessment. This assessment is intended to resolve any questions that may arise regarding the findings of questionable materials such as ground or surface water, air, soil or any observed materials of concern. The test is also used to determine if there is any type of environmental concern. The samples will be gathered on-site by our trained and certified consultants and submitted to an independent laboratory for analysis.
